物业管理是一个新兴行业,由于行业本身还不成熟,利益相关人的有关认识尚不统一,相关的法律法规还不健全,主体间的纠纷经常发生。处理物业管理纠纷除调解、诉讼、行政等方式外,还可以采用仲裁的方式。仲裁具有自愿、保密、快捷和经济等特点。根据我国《仲裁法》第二条,第十条的规定,有两个可供选择的方案:一是由物业管理行政主管部门和物业管理协会组建物业管理仲裁委员会,作为常设的专业仲裁机构进行物业管理纠纷仲裁,二是与上海市仲裁委员会合作,挂牌设点,由物业管理行政主管部门和物业管理协会提供物业管理方面的专家作为仲裁员。这样,就可以有效、及时地保护物业所有人和使用人的合法权益,为物业管理行业创造一个健康的发展环境,提高政府行业管理的能力,更好地维护社会秩序。

In this way, we can effectively and promptly protect the legitimate rights and interests of property owners and users, create a healthy development environment for the property management industry, improve the ability of government industry management, and better safeguard the social order.
