预计在相当长的一个时间内,在部分重点城市和中心城市,在替代性政策尚不充分和不完备的前提下,行政性调控手段仍将存在。不过,可以预期的是,诸如限价、限售等类似的对于入市时间、干预定价的一些行政做法或将慢慢退出。此前杭州、温州等多地的房价调整不过是基于供求关系和市场状态的一种调整,不会大范围铺开。目前还不存在房价全面下降的信号。杭州的降价只是某些区域,部分企业的下调行为,其中高调降价的两个项目主要位于城北区域,属于杭州的远郊板块,主城区内的项目价格还是比较坚挺。归根到底,此轮降价反映出的是一个供大于求的市场关系,是一次房地产业内的自我调整。影响房价涨跌
