我国作为人口大国,解决人民住房问题成为国家发展的重要部分,现阶段的房地产行业蓬勃发展,但是不可避免地存在一些问题。其中,如何规避或者降低房地产评估过程中的风险成为影响房地产行业发展的关键部分。论文首先,请过研究房地产评估过程,分析房地产评估的主观以及客观不确定性,总结其来源。其次,结合风险管理论研究房地产评估风险的涵义,阐述如何辨别房地产评估风险,总结信息来源、信息分析、国家政策变更、市场环境变动四类造成风险的主要原因。最后,论文从风险的特点出发,提出评估机构层面和个人层面的降低房地产评估风险的对策。
As a big country with a large population, our country has become an important part of national development to solve the people’s housing problem. At this stage, the real estate industry is flourishing, but inevitably there are some problems. Among them, how to avoid or reduce the risk in the real estate appraisal process has become a key part of the real estate industry. First of all, please study the real estate appraisal process, analyze the subjective and objective appraisals of real estate appraisals and summarize the sources. Secondly, combining the theory of risk management to research the meaning of real estate appraisal risk, and expounding the main reasons of how to distinguish the risk of appraisal of real estate, summarizing the sources of information, analyzing information, changing national policies and changing market environment. Finally, the dissertation starts from the characteristics of risk and puts forward the countermeasures to reduce the risks of real estate appraisal on the institutional and individual levels.
