楼市二次调控至今,市场成交量出现大幅回落,但房价并没有出现明显松动。从市场供应上来看,二手房挂牌量虽呈上涨趋势,但从中原地产各区域分行了解到,仅是部分业主高价探市,并不诚心出售,挂牌价格比市场价要高出许多。而市场存量当中诚意出售的物业十分有限,使得当前的市场需求不能得到满足,供应量吃紧导致成交量回升压力增加。从目前楼市活跃的区域来看,主要集中在改善需求的中高档楼盘和刚性需求较为关注的小户型,特别是地铁沿线的公房,以面积小、总价低的优势成为当前市场活跃的主力军。
