本刊提及的中区,是指以整个大杭州(包括萧山、余杭)为参照背景的中心区域,而非传统说法上的市中心。它既包括了生活配套成熟、居住氛围浓厚的市中心、城东、文教区、城西等板块,也涉及了发展潜力巨大的复兴、钱江新城、桥西、申花、拱北等区域。土地高价拍卖、价格不断调整,杭州市中心的房价自今年以来就一路上涨,市区“万元房”成普遍现象,有的甚至突破两万大关,精装修项目更是直逼“三万”而去。一体化的市场规律,使得市中心过高的房价一部分向周边传递,进而带动边郊乃至郊区的房价上扬。
