采集2000~2008年的统计数据,应用断裂点和产业联系度理论,发现佛山、东莞、江门和中山受到广州和深圳的联合拉动作用。佛山、东莞对广州房地产业的隶属度分别为29.94%、27.27%,对深圳房地产业的隶属度分别为16.92%、38.72%,隶属度明显较高,说明广州和深圳对周边地区,特别是佛山、东莞的房地产业拉动作用显著。另外,广州、深圳相互之间的房地产业隶属度也达到25%,可见这两个城市之间房地产业关联紧密。该项分析结果与珠三角地区房地产业及经济发展实际有较好的吻合性。
Collecting the statistical data from 2000 to 2008, applying the theory of fracture point and industrial connection, it finds that Foshan, Dongguan, Jiangmen and Zhongshan are jointly stimulated by Guangzhou and Shenzhen. Foshan and Dongguan have a membership of 29.94% and 27.27% in real estate in Guangzhou and 16.92% and 38.72% respectively in real estate in Shenzhen, indicating that their affiliations are significantly higher in Guangzhou and Shenzhen, indicating that the surrounding areas, especially Foshan , Dongguan real estate industry to promote the role of significant. In addition, Guangzhou, Shenzhen among the real estate industry membership reached 25%, showing that real estate between the two cities closely linked. The result of this analysis is in good agreement with the real estate industry and economic development in the PRD.
