利用主成分分析法,选取房地产投资增速与GDP年增长率之比等五个指标,对沈阳市房地产业与国民经济协调度进行分析,得到房地产业与国民经济的协调指数。利用3σ法,通过计算各主成分指标数据的均值和标准差,建立房地产市场预警区间。分析结果表明,沈阳市房地产业与国民经济协调关系基本稳定。分析结果与实际情况基本相符,证明主成分分析法是分析房地产与国民经济协调度的有效工具,并据此提出政府进行房地产市场宏观调控的几点建议。
Using principal component analysis, we choose the five indicators of the growth rate of real estate investment and GDP, and analyze the coordination degree between real estate industry and national economy in Shenyang, and get the coordination index of real estate industry and national economy. By means of 3σ method, the average value and standard deviation of each principal component index data are calculated to establish the warning interval of real estate market. The analysis shows that the coordination between real estate and national economy in Shenyang is basically stable. The results of the analysis are basically in line with the actual situation. It proves that the principal component analysis is an effective tool to analyze the coordination degree between the real estate and the national economy. Based on this, the author puts forward several suggestions of the government on macroeconomic regulation and control of the real estate market.
