当前,在城镇住房制度改革的形势下,传统的职工福利分房转变为个人住房商品化已成为必然。在这个转变过程中,一个现实的问题不可避免,即目前急需解决或改善住房的居民是大量的。但有一次性付款购房能力的却是少数,因此,解决好住房的需求与个人购买力之间的矛盾问题就成为住房制度改革的中心环节。如何妥善解决这个中心问题将是住房制度改革成功与否的关键,笔者以为实行现房按揭将是一个较好的方法,现拟就现房按揭做一初浅探
At present, under the situation of the reform of urban housing system, it has become an inevitable change from the traditional employee welfare housing distribution to the commercialization of individual housing. In the course of this transformation, a realistic problem is inevitable. At present, there are a lot of inhabitants who urgently need to solve or improve their housing. However, there is a one-time payment of housing affordability is a minority, therefore, to solve the problem of contradiction between the needs of housing and personal purchasing power has become the center of the reform of the housing system. How to properly solve this central issue will be the key to the success of the housing system reform. The author believes that the implementation of existing homes mortgage will be a better method.
