08年国内局部地区出现房价下滑的现象,据此,很多人认为,房地产市场从此走向低迷,甚至有更低的走向。本文通过理论及实证分析,认为房地产价格只是短期内的市场自发调节及政府宏观调控共同的作用效应,未来时期将出现理性的房产市场,价格将保持在良性的市场运作环境下。
In 2008, there was a phenomenon of falling house prices in some parts of China. According to this, many people think that the real estate market has been in a slump since then and even has a lower trend. Through theoretical and empirical analysis, this paper argues that the real estate price is only a short-term effect of spontaneous market regulation and macroeconomic regulation by the government, and a reasonable real estate market will emerge in the future and the price will remain under a benign market operation environment.
