城市轨道交通有着显著的社会效应和外部效益,轨道交通建设促进沿线土地增值的机理,已被理论和实践所证明。将城市轨道交通产生的土地增值通过市场和政策的手段更多地成为解决城市轨道交通建设筹资的有效办法。南京地铁通过运作沿线的土地开发,为这一思路提供了成功案例。
Urban rail transit has significant social effects and external benefits. The mechanism of rail transit construction to promote land appreciation along the route has been proved by theory and practice. Increasing the land appreciation generated by urban rail transit through markets and policies has become more and more an effective solution to the financing of urban rail transit construction. Nanjing Subway through the operation of land development along the line, providing a success story for this idea.
