本文认为我国房地产价格快速上涨的主要原因是投资需求成为房地产需求的主体,而利润预期是房地产价格持续上涨的动力,房地产调控应通过改变价格预期和增加投资成本来降低利润预期,以达到有效识别和打击投资需求的目的。本文指出,现有税收调控政策存在对投资成本调控不力、限制消费需求等缺陷,不仅难以扭转预期,还通过增加交易成本倒逼房价上涨,需进行相应调整以促进房地产市场健康发展。
This paper argues that the main reason for the rapid rise of real estate prices in our country is that investment demand has become the main body of real estate demand, while profit expectation is the driving force for real estate prices to continue rising. Real estate regulation should reduce profit expectations by changing price expectations and increasing investment costs so as to achieve effective identification And the purpose of combating investment needs. This paper points out that the existing tax control policies have some shortcomings such as poor regulation and control of investment cost and restriction of consumer demand. It is not only difficult to reverse the expectation, but also forcing house prices to rise by increasing transaction costs, and corresponding adjustments are needed to promote the healthy development of the real estate market.
