房产抵押贷款是农信社近年来信贷业务拓展的一个重要领域,所发放的贷款额度仅次于农业贷款。房产抵押贷款因整个房产市场较为活跃,且办理贷款手续齐全、风险相对较少,特别是个人房产抵押贷款,被金融业视为优质业务。农信社作为较晚开展此业务的金融行业,因为经验和性质的原因,在实施过程中出现了一些问题值得重视。首先体现在经办过程中,农信社信贷部门侧重于形式上的调查,而对实质性的审查削弱,这势必加大贷款的潜在风险。为此,笔者将在办理房贷过程中发现的一些问题包括涉及到的法律问题
