伴随着中国经济发展进入新常态,全国楼市在各城市间的分化已经愈演愈烈,不同城市房地产市场对相关政策的反应呈现差异化。本课题以南京地区为例,借助灰色关联分析方法逐项检验证实:人口及相关因素是城市房地产价格的最主要影响因素,产业辐射能力随着时间的推移对房地产价格的影响逐步增强,直接表现为区域和人均可支配收入水平、房地产税收、人均住房面积等与区域房地产价格高度相关。只有围绕人口、科技创新、产业发展等长期指标加强分析并提高政策联动,才能提升房地产市场差异化调控的针对性。
With the economic development in China entering a new normal, the differentiation of property markets across cities in China has been intensifying. The real estate market in different cities has responded differently to relevant policies. Taking Nanjing as an example, this study confirms with the help of the gray relational analysis method that the population and related factors are the most important factors affecting the urban real estate prices. The impact of the industrial radiation ability on the real estate prices gradually increases over time, and the direct performance For the regional and per capita disposable income level, real estate tax revenue, per capita housing area and other regional real estate prices are highly correlated. Only around the population, technological innovation, industrial development and other long-term indicators to strengthen analysis and enhance policy coordination, in order to enhance the differential control of the real estate market targeted.
