商业地产有广义、狭义之分。广义的商业地产是指各种非生产性、非居住性物业,包括写字楼、公寓、会议中心以及商业服务业经营场所等。狭义的商业地产则专指用于商业服务业经营用途的物业形式,包括零售、餐饮、娱乐、健身服务、休闲设施等,其开发模式、融资模式、经营模式以及功能用途都有别于住宅、公寓、写字楼等房地产形式。无论是广义还是狭义,商业地产都是房地产商品的一个分支,其建设开发同样是为了实现对商铺的租售,从而获利。因此,研究商业地产客户群及其消费特征,结合国家的土地及城市开发规划等,开发出符合消费者需求的商业楼盘,是房地产开发商业长期以来非常关注的一个重要课题。
