本文运用三阶段DEA模型,对2009年我国35个大中型城市房地产业的技术效率进行了研究。研究发现,我国房地产业技术效率、规模效率偏低,纯技术效率较为理想;GDP总值等外部环境对其技术效率影响较大;规模问题是制约我国房地产业效率提升的主要障碍。本研究认为,我国房地产业的发展必须在保持当前高纯技术效率的同时提升房地产业的规模效率,发挥出规模效应,以保证其健康持续发展。
This article uses the three-phase DEA model to study the technical efficiency of real estate in 35 large and medium-sized cities in China in 2009. The research shows that the technical efficiency, the low scale efficiency and the pure technical efficiency of real estate in our country are relatively ideal; the external environment such as GDP value has a great influence on its technical efficiency; and the scale problem is the main obstacle to the improvement of real estate efficiency in our country. This study argues that the development of real estate industry in our country must improve the scale efficiency of real estate industry while maintaining the current high purity technical efficiency and exert the scale effect so as to ensure its healthy and sustainable development.
