本文从房地产开发项目的风险入手,介绍了项目经济评价的传统方法———净现值法,并揭示了净现值法在房地产开发评价中的缺陷,引出新的经济评价方法———实物期权法。在阐述其相关概念后,以具体实例说明实物期权法的应用。
This article starts with the risk of real estate development project, introduces the traditional method of project economic evaluation --- net present value method, and reveals the defect of net present value method in real estate development evaluation, leads to a new economic evaluation method --- physical Option Law. After expounding its related concepts, this paper illustrates the application of real option method with concrete examples.
