调查表明西安市公租房入住率存在巨大差异,入住率的差异由租金水平与区位条件不匹配引起。以成本法为基础,通过粗糙集计算区位指标对租金影响的重要度和权重,再线性加权得出调整租金,同时考虑通货膨胀的公租房定价方法。最后对租金定价进行保障性检验,提出定价相关的政策建议。
Surveys show that there is a huge difference between the occupancy rates of public rental housing in Xi’an. The differences in occupancy rates are caused by the mismatch between rent levels and location conditions. Based on the cost method, rough set is used to calculate the importance and weight of the location index on the rent, then linearly weighted to adjust the rent, and at the same time to consider the inflation pricing method of public rental housing. Finally, the rent test of the security test, put forward pricing related policy recommendations.
