针对近年来广东省房地产市场价格持续攀升但市场需求不降反升,以及商品房消费需求变动的影响因素等问题,本文进行了实证分析。影响商品房消费需求的因素主要包括城镇居民可支配收入,住房公积金贷款利率,而与日益上涨的房价没有关联。目前针对房地产市场的宏观调控和各项监管措施,我省要立足提高居民的收入水平,合理调控商品房供给和需求,加大开发市场的监管力度,开发二级市场等。
In recent years, Guangdong Province, the real estate market prices continue to rise but the market demand does not fall, as well as changes in consumer demand for real estate and other issues affecting factors, this paper conducted an empirical analysis. The factors that affect the consumer demand for commercial housing include the disposable income of urban residents and the interest rate of housing accumulation fund loans, but are not associated with rising house prices. At present, the macroeconomic regulation and control of the real estate market and various regulatory measures, our province should be based on raising the income level of residents, a reasonable control of supply and demand of commercial housing, increase supervision of the development of the market, the development of secondary markets.
