中国房地产协会会长杨慎在一篇总结中国地产10年剧变的文章中指出:随着市场的选择权利转移到消费者与投资者身上,房地产业的格局也在发生巨大变化。第一是转制,因为从1999年开始使用住房公积金以后,房地产的投资、竣工面积、销售面积每年都保持20%以上的增长。2002年以来更进入高位运行的轨道。第二是转轨,房地产市场迈入了一个供大于求的买方市场。从前的“开发开发一开就发”没有了,房地产业已经进入讲文化、讲品牌、讲服务的消费者时代。第三是转型,住宅产品开始更新换代。我们已经逐步实现了“居者有其屋”,正朝着“居者优其屋”的方向迈进。现在有人说10年前盖的房子已经不好用了,也不好看了,说明人们对于住宅的品质需求有了很大的提高。现在既要突出数量更要突出质量。 杨慎会长很权威地描摹出中国房地产业的发展变化轨迹。既然杨会长认为市场的选择权利转移到消费者与投资者身上,那现在让投资者来为我们画出地产投资的曲线图看看。
