如同三股不同的潮流,“三外”开发商席卷大江南北,房地产开发规模迅速膨胀,市场竞争更加激化。一直被各界认为是利润丰厚的房地产业成为各种资金涌入的焦点,近年来,许多城市出现了外行搞房地产、外来人搞房地产、外来资金搞房地产的“三外”现象。众多业务和房地产业毫不相干的上市公司也加入这股潮流中,有的公司甚至将主要业务方向调整为房地产业。然而,房地产业的现实并未契合人们的良好预期,市场上一面是新开工楼盘大幅增长,另一面是房屋空置率不断上升,投资的风险日益增大。
Like three different trends, developers of “Three Outs” swept across the Yangtze River and across the country. The scale of real estate development expanded rapidly and the market competition intensified. In recent years, many cities have witnessed the phenomenon of “three foreign countries” engaged in by real estate by foreigners, real estate by foreigners, and foreign funds engaged in real estate. Many listed companies that have a lot of business and no real estate are also joining the trend. Some companies even adjust their main business direction to the real estate industry. However, the reality of the real estate industry does not fit the good expectation of people. On the one hand, there is a sharp increase in newly started real estate market. On the other hand, the vacancy rate of housing continues to rise and the risk of investment increases day by day.
