物业管理是一个新兴的管理领域，如何规范化管理和提高服务水平让顾客满意是物业管理成功的核心．现以上海地铁实业公司的办公管理信息系统的开发实施为背景，在该公司的办公管理信息系统的设计过程中，主要抓住了两个基本点，一是根据其物业管理的特点进行业务功能设计，二是针对办公信息系统的特点进行“无纸化”设计，并结合这两个问题，讨论了如何把计算机引入到物业管理中去，如何利用计算机提高办公效率和管理水平．
Property management is a new field of management, how to standardize the management and improve service levels so that customer satisfaction is the core of property management success. Now Shanghai Metro Industrial Company’s office management information system development and implementation as the background, the company’s office management information system design process, mainly to grasp the two basic points, one is based on the characteristics of its property management business functions Design, and the other is to design a “paperless” design for the characteristics of office information systems.
