中国房地产业是铸造富豪的产业似乎已是定论,2004《福布斯》中国大陆富豪榜排名前100位中,50%以上涉足房地产业;而《福布斯》全球富豪榜中,500位富豪中却只有30人左右是地产商。中国房地产业到底有什么点石成金的秘诀?从富豪榜排行情况可以看出,我们的绝大多数富豪是从土地里冒出来的。国内外为何会出现如此大悬殊?中国房地产业之所以成为富豪的摇篮,一方面固然是由于此行业具备高投入、高回报、高利润的特点,但是另一方面的原因不容忽视,那就是土地获取和房产定价两个环节中非常规操作手法。
