中央经济工作会议把房地产去库存确定为2016年经济工作五大任务之一,要求通过推进户籍制度改革,加快农民工市民化,扩大有效需求,打通供需通道,消化库存,稳定房地产市场。为研究政策可行性,本文对温州农民工1进城购房情况开展专项调查。问卷结果显示:农民工进城购房需求旺盛,引导农民工进城购房去库存有较大的政策空间。如果合理引导,消除约束性因素,将有利于消化城市特别是县城的房地产库存,促进城市化进程。
The Central Economic Work Conference identified de-stocking of real estate as one of the five major tasks for economic work in 2016. It calls for accelerating the reform of household registration system, accelerating the citizenization of migrant workers, expanding effective demand, opening up supply and demand channels, digesting inventories and stabilizing the real estate market. In order to study the feasibility of the policy, this paper carries out a special survey on the situation of Wenzhou migrant workers purchasing houses in cities. Questionnaire results show that: migrant workers into the city purchase strong demand to guide migrant workers into the city to buy a larger room for policy inventory. If properly guided and eliminate the binding factors, it will help to digest the real estate inventory of cities, especially the county, and promote the process of urbanization.
