强劲内需抵消外围疲弱,广州三季度商用物业发展总体趋好。不过,由于供应大增,未来租售将面临压力。外围环境转差,并未使广州商用物业市场收缩。本刊综合世邦魏理仕、仲量联行及高力国际等机构数据显示,2011年三季度,除豪宅因调控继续成交低迷外,广州甲级写字楼、零售、工业地产等租售均表现活跃,其中甲级写字楼租金及资本值水平达到波峰,新进驻广州的企业、品牌商均呈上升趋势。
