基本住房需求、改善性住房需求和被动需求的叠加,形成了不可遏制的刚性需求,成为房价上涨的基本动因,而且住房总体上供不应求将是我国今后一个相当长时期内的主要矛盾。专家提出,遏制房价上涨需改变目前单方面调控供给的政策,从引导居民住房需求和改善住房保障体系入手,通过改变住房结构、增加有效供给、建设廉租房体系等调控房地产市场。
The basic housing demand, the improvement of housing demand and passive demand, the formation of the rigid demand can not be deterred as the basic motivation for rising house prices, and housing in short supply will be our country in the future a major long period of the main contradictions. Experts point out that to curb rising housing prices, we need to change the policy of unilaterally regulating supply. We should start with directing residential housing demand and improving the housing security system, and regulate the real estate market by changing housing structure, increasing effective supply and building a low-rent housing system.
