通过典型示范村实地调研,运用市场比较法、成本逼近法、基准地价修正法等资产估价方法,分别对天子村汪高居民点建设前后农户户均宅基地资产、农房资产、及土地房屋总资产价值进行了测试,研究结果表明:新型农村社区建设,一方面使农户土地房屋资产价值大幅提升,户均农房资产由3.05万元上升到18.16万元,户均土地房屋总资产由8.77万元上升到19.93万元;另一方面农户的人居生活环境得到改善,现实了新型农村社区建设统筹城乡公共服务的目标.
Through the field investigation of typical demonstration villages, using the methods of market valuation, cost approximation and benchmark land price amendment, the paper analyzes the assets of householders, farm houses and land before and after the construction of Wanggao settlement in Tianzi village The results show that: the construction of new rural communities, on the one hand so that the value of land assets of farmers increased significantly, average per capita farm housing assets rose from 301,500 yuan to 181,600 yuan, the average per capita land housing assets from 87,700 Yuan rose to 199,300 yuan; on the other hand, the living environment of peasant households has been improved, which realizes the goal of building a new type of rural community for urban and rural public services.
