媒体把退房现象告诉了社会,也告诉了手握闲置房的开发商、投资客、投机客,告诉了社会房地产市场的暴利时代已经过去,同时也给刚性需求传递一了一个购房决策的信号。市场信号有其多元解释的空间,很多时候可以引发诸多解读。我认为,极个别地区出现的退房现象不过是市场吃了限购等一系列“猛药”的不良反应,是市场向良性变化的信号,而不是退房潮的开始。退房现象说明如下市场变化:1.虚高的房价首先从“二手房”市场向合理方向回落,主导市场行情的已经不再是新房市场。2.多元产权人持有的“空置房”和开发商持有的存量
