房价问题一直是社会关注的热点问题。本文通过数据回归的方法展现了广东住宅价格的变化状况,分析了影响广东省住宅价格格局和住宅价格的因素。最后得出了结论:近几年广东省住宅价格平稳增长;住宅价格呈现出以珠三角为核心区域逐级向周围降低的分布格局,但是也有两个特例城市;影响广东省住宅价格的显著因素是人均可支配收入、居民储蓄、建筑成本、房地产投资占固定资产投资、外商投资、人均GDP和滞后二期的住宅价格。
Housing prices has always been a hot issue of concern to society. This paper presents the change of housing prices in Guangdong by means of data regression and analyzes the factors that affect the housing price patterns and housing prices in Guangdong Province. Finally, we come to the conclusion that the housing prices in Guangdong Province have been increasing steadily in recent years. The housing prices have shown a distribution pattern with the Pearl River Delta as the core region gradually decreasing to the periphery, but there are also two special cities. The significant factors affecting the housing prices in Guangdong Province Is the per capita disposable income, household savings, construction costs, real estate investment in fixed assets investment, foreign investment, per capita GDP and lag two residential prices.
