多功能建筑材料是指具有防水、保温、隔热、隔音、装饰等功能中的两种或两种以上的建筑材料。目前用于治理外墙渗漏的防水材料虽不少,但真正价廉物美,特别是多功能材料却很少。本文介绍北京芳星园小区外交部宿舍4号楼(25层)建筑外墙防水与装饰工程的实例。 一、外墙渗漏情况与工程要求 该宿舍楼的主体结构是钢筋混凝土现浇结构,外墙为整体水泥砂浆抹面,使用后砂浆面层大量龟裂,分格缝严重开裂,约80％的渗水是从分格缝裂口处进入室内的,还有一部分从外墙龟裂处、窗台、窗檐及窗框四周进入室内。楼内约有60％住房出现外墙渗漏。
