美国人不炒房,原因何在?有一些学者片面理解,他们错误地认为:因为美国开征房产税,所以美国人不炒房。这一解释显然是肤浅的,甚至是误导与误解,应正本清源。原因之一:美国地广人稀,房地产供给相对充分。美国国土面积与中国大体相当,但美国人口不足中国的1/4。总体而言,美国地广人稀,房地产供给相对充分。因此,土地的稀缺性以及房产的供求关系,直接决定了地价与房价水平的高低。
Americans do not speculate, what is the reason? Some scholars understand one-sidedly that they mistakenly believe that: because the United States imposes property taxes, Americans do not refuse real estate. This explanation is obviously superficial, even misleading and misunderstood. One of the reasons: the United States is sparsely populated, real estate supply is relatively adequate. The U.S. land area is roughly equal to that of China, but the U.S. population is less than one-fourth of China’s population. Overall, the United States is sparsely populated and its real estate supply is relatively adequate. Therefore, the scarcity of land and the relationship between the supply and demand of real estate directly determine the level of land prices and prices.
