房屋渗漏严重地影响了正常的使用,给用户的生活带来很大的不便,甚至造成极大的损失。如厕所渗漏,有人用水桶吊在沉水弯处接水,有的在沉水弯下方再做一防水层泛水;如墙体渗漏,有的内墙面层泛碱生硝,有的木墙裙腐烂,有的木地板隆起、开裂等等,可谓一言难尽。特别是地下水位高、又是软土地基,设计、施工原因产生的沉降不均、混凝土板裂缝、混凝土振捣不密实等产生的渗漏现象也相当普遍,治漏堵漏费用也相当高,严重的有些甚至还影响使用功能。针对上述质量通病,结合近几年的施工实践经验,通过分析产生渗漏的原因,找出控制对策,从而加强施工中质量控制和技术改进,收到了一些成效。
