房地产债券是企业债券的一种,它是各类房地产经营企业在城市房地产经营过程中,为筹集长期资金(一般要用于房地产的开发和经营活动),而以债券的形式向社会发行的一种债权凭证。房地产债券的发行者一般为房地产股份有限公司,也可以是其它性质的公司,发行的债券一般为长期债券。房地产债券在我国的发展尚处于初级阶段,种类不太复杂。但从理论上讲,房地产债券种类还是比较多的,名称也各异。从时间角度看,包括短期房地产债券(即本金偿还期限在1年以下的房地产债券)、中期房地产债券(即本金偿还期限在1年以上,10年以下的房地产债券)、长期房地产债券(即本金偿还期限在10年以上的房地产债券)。按利息支付方式分类,房地产债券包括一般付息房地产债券(债券利息按券面额计算,利息到期一次支付)、附息票房地产债券(即房地产债券上附有各期领取利息凭证,在利息到期时,将息票剪下来,凭此领取本期的利息)、贴现房地产债券(即以面额为基础,将债券利息用贴现的方式先行扣除,采用低于面额的价格发行,到期按面额偿还的房地产债券)。此外按发行的目的、有无担保等还可以将房地产债券划分出其它类型来。
