房地产业与金融风险

近几年来,金融风险问题日益受到广泛关注,房地产业作为半个金融业,与金融业有着特别密切的关系,对金融风险有其特别重大的责任,本文从理论和实际两方面分析金融风险中房地产业所扮演的角色,并结合我国目前情况,探讨房地产业隐含的金融风险.一、从理论看,房地产业与金融风险的关系金融风险一般有微观与宏观之分.微观金融风险,是指微观金融活动主体在金融活动中未来收益的不确定性或损失的可能性;宏观金融风险,是指整个金融体系而言的,金融风险一旦显现,轻则金融动荡(短暂的、外在的)、重即金融危机(深刻的、内在的),表现为所有的或大部分金融指标急剧恶化,各种金融资产价格暴跌,金融机构陷入严重困难并大量破产,并可能引致整个经济危机、政治危机.本文讨论的房地产业与金融风险正是指这种宏观金融风险.房地产业是个高风险、高收益的行业,也是对金融资本依赖度十分高的行业,这一特性,使它从开始起步发展时就同金融业结下不解之缘,房地产业靠金融业的融资支持而发展,没有金融业支持就不能发展;金融业则靠房地产业的发展而获利,房地产业的表现如何直接影响金融业的兴衰.两者相互依存,共同发展.
