案情回顾:2003年3月,华帝影业公司将友谊商场中厅41号门面租赁给凌峰用于经营服装生意。2004年11月3日,凌峰与王雷签订《门面租赁协议》,该协议约定:王雷向凌峰租赁商场中厅41号门面用于经营;租赁期限为1年;租金每月1700元;王雷向凌峰交纳押金4000元。2005年5月3日,经王雷与凌峰协商,将上述门面租赁期限延期至2008年11月3日。之后,王雷将其租赁的商场中厅41号门面与40号门面打通并装修,用于经营服装生意。
Case Review: In March 2003, Vantage Pictures leased Friendship Shopping Center Hall 41 to Ling Feng for the apparel business. November 3, 2004, Ling Feng and Wang Lei signed the “Facade Leasing Agreement,” the agreement: Wang Lei leased to Lingfeng Mall Center Hall 41 for the operation of the facade; leasing period of 1 year; rent of 1,700 yuan per month ; Wang Lei to Lingfeng pay a deposit of 4,000 yuan. On May 3, 2005, Wang Lei and Ling Feng negotiated to extend the above-mentioned leasing period to November 3, 2008. Later, Wang Lei opened up the renovated No. 41 facade and No. 40 facade of the rented hall of the mall for decoration apparel business.
