近日,市国土房管局颁布了新的《物业服务合同(示范文本)》,这是北京市贯彻实施《物业管理条例》出台的若干配套文件之一(为贯彻条例,北京市拟出台一个条例实施细则、一个过渡意见、9个配套政策、5个示范文本)。物业服务合同示范文本虽不是具有强制性的规范文件,只是一个指导性文本,但对业主大会和物业管理企业来讲,示范文本的出台为双方签订合同具有很强的示范、借鉴意义,可以较好地维护双方当事人合法权益,可以预防和减少物业管理纠纷。那么,究竟该如何看待示范文本的作用呢?
