经济适用房制度的实施,在极大缓解了我国住房问题,降温房地产市场的同时,也滋生了一些投机倒把的不法行为。如果说经济适用房是阶段性的产物,笔者认为,现在要经济适用房退出保障性住房的舞台还为时尚早。针对目前经济适用房制度实施过程中产生的漏洞和不足,专家学者应该积极地进行调查分析,找出应对之策,而不是一味地打压该政策的实施。目前,市场上的不法行为正是国家宏观调控与市场自由竞争博弈产生的现象,现在废除经济适用房制度,无疑就是向不健康的市场竞争妥协。
The implementation of affordable housing system, while greatly easing the housing problems in our country, cooling the real estate market, but also breed some speculation of illegal behavior. If affordable housing is a phased product, I believe that it is too early to afford affordable housing to exit the stage of affordable housing. In view of the current loopholes and shortcomings in the implementation of affordable housing system, experts and scholars should actively carry out investigation and analysis to find out the countermeasures, rather than blindly suppress the implementation of the policy. At present, the unlawful act in the market is exactly the phenomenon produced by the game between the state’s macro-control and the market’s free competition. Now that the system of affordable housing is abolished, it is undoubtedly a compromise to unhealthy market competition.
