自2007年“气球贷”在深圳高调亮相以来,房地产金融市场对此新型按揭贷款方式反响强烈。作为特色住房抵押贷款的一种,“气球贷”以其灵活新颖的还款手段广受购房者青睐,但它并非适合所有消费者。本文以最早开办此业务的深圳发展银行为例,运用SWOT分析法对“气球贷”这一创新的金融产品进行系统分析,并对购房者提出相关建议。
Since 2007, when the “balloon loan” debuted in Shenzhen, the real estate financial market reacted strongly to the new mortgage loan. As a feature of home mortgage loans, “Balloon Loans” is favored by homebuyers for its flexible and innovative repayment methods, but it is not suitable for all consumers. This paper takes the Shenzhen Development Bank, which is the first to start this business, as an example. It uses SWOT analysis method to make a systematic analysis of the innovative financial products such as “Balloon Loans” and makes relevant suggestions to homebuyers.
