建设部房地产业司的有关部门的领导1997年10月在湖南召开的房管站(所)转换经营机制研讨会上明确指出:服务是物业管理的生命线,是房管部门转轨机制中首先要树立的一个重要观念。在物业管理的全过程中,离不开人、财、物、科技、信息等因素。然而在这些因素中人是最重要的。物业管理的对象是物业,服务对象是人,寓管理、经营于服务之中。物业管理以服务为宗旨,要在工作的全过程中突出“服务”二字。我们通过对南京龙江小区开展物业管理的调查,可以说明物业管理就是服务。龙江小区是目前南京开发最大的住宅小区之一。目前建设投入使用的房屋是由南京城镇开发总公司物业管理公司龙江物业管理处负责。通过近年来的努力工作,深感物业管理是一个新兴行业,它的发展不仅要靠有关法律、法规的支持以及资金的保证,更重要的是要靠“服务”来赢得市场。一、人们对物业管理的支持,取决于物业管理服务质量的好坏。
