近几年,在西部大开发和新一轮基本建设、城镇扩充规模的外延经济热潮中,一些银行对房地产贷款风险分类、风险定价和风险管理缺乏相对应的贷款质量测评监管,以致通过借旧还新、提高信用等级和修改财务报告等,使不良贷款总量依然长期居高不下。缺乏对不同信用等级的客户现金流量在市场营销、产品研发、资金链条等环节的动态产业背景分析。
