2002年开始,上海房价回暖,并加速上涨;到2005年,房价平均涨幅在2倍以上,有些地段甚至达到了3倍、4倍。虽国家对房市大力进行宏观调控,房价增速有所下降,但与上海市民的平均收入相比,房价仍然偏高。内环以内已经看不到单价低于1万的新房,特别是徐家汇、世纪公园等板块,均价在1.5万以上的新房比比皆是。如何解决住房问题,成为在上海打拼的无房一族的心头之病。
