首先从南昌市房地产市场的开发投资额、住宅用地供应、商品房建设以及保障性住房建设四个方面对南昌市住宅市场的供应状况进行分析,发现现阶段南昌市住宅市场存在着供给结构不合理、竣工面积增长缓慢、有效供给不足等问题。其次,以国家房地产分类调控政策为背景,预测南昌市住宅市场供应状况的变化方向。最后,为促进南昌市住宅市场健康发展提出几点建议。
First of all, it analyzes the supply situation of Nanchang from four aspects: the amount of development and investment, the supply of residential land, the construction of commercial housing and the construction of affordable housing in Nanchang. It finds that the supply structure of Nanchang is unreasonable, Completion of the area of slow growth, lack of effective supply and other issues. Secondly, with the regulation and control of the national real estate classification as the background, this paper predicts the changing direction of the supply situation in Nanchang’s housing market. Finally, put forward some suggestions to promote the healthy development of Nanchang’s housing market.
