近年来,房地产价格居高不下,在学术界房地产存在泡沫已成为不争的事实。主要是房地产市场中不同利益主体一味趋利所导致的市场和政府双失灵的结果。为此平衡房地产市场中各方的利益,尤其是对房地产市场中弱势群体的利益加以维护,对抑制房地产市场中的“双失灵”以及建设和谐社会具有重要的现实意义。
In recent years, the high real estate prices, the existence of a bubble in the real estate industry has become an indisputable fact. Mainly due to the double failure of markets and governments caused by different stakeholders in the real estate market. To balance the interests of all parties involved in the real estate market, especially the interests of disadvantaged groups in the real estate market, it is of great practical significance to curb the “double failure” in the real estate market and to build a harmonious society.
