2006年第一季度深圳市商铺市场供求均相对平稳。除南山区由于受到西部通道工程即将完工这个利好消息的影响,商业用房售价持续上升之外,各区域商业用房销售价格与租金基本与上季度相同。第二季度深圳市商铺二级市场与上季度相比整体供应量增加,需求量基本持平。成熟商圈如华强北、东门等继续保持供求两旺的态势,但销售价格与租金基本与上季度持平。国六条、九部委《意见》的出台虽然对住宅市场影响较大,但并未对深圳市商铺市场产生明显的影响。
