自从2001年,北京申办奥运会成功后,奥运地产的概念就开始风起云涌,被媒体、业内人士大肆炒作。一时间,奥运及奥运地产成为地产界点击率最高的名词。此时的奥运地产一般是指亚奥地区的地产或者其他奥运场馆周边的地产,甚至可以是整个北京及中国其他举办奥运城市的地产,我们把这个概念称之为广义范畴的奥运地产。本文所指的是狭义范畴的奥运地产,即北京奥林匹克公园内的地产开发。这个概念从范围上就是北京奥林匹克公园中心区这个区域,从内容上包含公寓、写字楼、商业、酒店以及其他经营性公建,而不包含其他体育场馆、基础设施、景观资源等范畴。奥林匹克公园———位于北京市北部,规划建设总用地面积1135公顷,其中包括:北部森林公园用地约680公顷、奥运中心区用地约405公顷、中华民族园及部分中轴路用地约50公顷。奥林匹克公园中心区———在整个公园的中心位置,北到辛店村路,南到北四环路,东至北辰东路,西至北辰西路,其中除了有2008年举办奥运会的体育场馆———国家体育场、国家体育馆、国家游泳中心、会议中心、奥运村之外,还有商业地产等待开发。这些商业除了一些预留开发用地外(奥运会后视情况变化再开发),还有15个商业开发地块,占地约33公顷,地上总建筑面积约137万平方米,开发内容有公寓、写字楼、
