关于房价的升降问题,一直以来就是地产界和经济界最热衷讨论的问题,也是长期以来业内外最关注的问题。平时如此,现在当然更如此。其实,我们一直陷入一个伪例题的条条框框之中而迷途忘返。不是不能说房价,相反,我们必须关注房价,因为房价确实是评价地产市场的最重要指标之一,是无法绕过去的一道坎,宏观如此,微观上更如此。问题的关键在于,我们以什么样的理论模型为依据,从什么样的角度和出发点去看待房价,如何使用关于房价的数据。说房价是个伪命题,是因为其数据的选样标准、统计口径、统计方式、覆盖的时间段、区域范围均无统一规范的模型,因而得出各种完全不同的数据。
The issue of price increases and decreases has always been the hottest issue for discussion in the real estate and economic sectors. It is also the issue of the most concern in the industry and beyond for a long time. Often this is, of course, even more so now.
