在城镇化进程中住房是个大问题。从国外经验和中国实践来看,城镇化与住宅产业发展高度相关。对“六普”数据的分析揭示了现有城镇居民的住房现状,住房数量质量偏低和地域差异催生的改善需求,及未来城镇化中人与房的矛盾都使得住宅市场发展与完善任重而道远。高房价是启动消费和城镇化的屏障,政府调控应从住房供给体制、土地制度和信息披露制度入手,强化制度建设。
Housing is a big problem in the process of urbanization. From foreign experience and China’s practice, urbanization is highly correlated with the development of housing industry. The analysis of the “Liu Pu ” data reveals that the existing urban residents’ current housing situation, the low quality of the housing stock and the improvement needs brought by the regional differences and the contradiction between human and housing in future urbanization have all contributed to the development and improvement of the residential market Long way to go. High housing prices are the barriers to start up consumption and urbanization. Government regulation should start with housing supply system, land system and information disclosure system and strengthen system construction.
