我国经济发展的实践表明“房地产市场的冷与热”对国民经济发展有着十分重要的影响,合理的繁荣“能拉动国民经济增长”,非正常的发展“则会给国民经济带来直接的甚至严重的冲击。因此认识房地产市场价格波动,把握房地产市场的调控方向和调控力度,采用适当的方式和手段进行宏观调控,对于保持国民经济的持续发展具有重要意义。
