通过多年连续监测对比发现,物质性矛盾比价值性矛盾更突出,其中住房矛盾最为凸显。对住房矛盾的社会指数研究可以为政府决策部门事先科学研判相关矛盾并有针对性地预防和化解此类矛盾提供实实在在的支持与帮助。本次调查对北京市住房问题的研究集中在租房价格、住房价格、保障性住房获取、物业纠纷和拆迁等问题上。本文介绍了北京市住房矛盾的基本情况并从深度、广度、烈度和缓解机制四个方面分析了北京市住房矛盾的主要特点以及形成这些特点的主要原因。调查分析显示,2015年北京市住房矛盾冲突明显缓解,租房价格与物业纠纷仍是住房矛盾的主体。
Through years of continuous monitoring and comparison, it is found that the material conflicts are more prominent than the value conflicts, among which the housing contradiction is the most prominent. Research on the social index of housing contradiction can provide practical support and help for the government decision-making departments to scientifically determine the related contradictions and prevent and resolve such contradictions in a targeted manner. The survey on Beijing’s housing problems focuses on such issues as rental prices, housing prices, affordable housing acquisition, property disputes and demolition. This paper introduces the basic situation of housing contradiction in Beijing and analyzes the main characteristics of housing contradiction in Beijing and the main reasons for the formation of these characteristics from four aspects: depth, breadth, intensity and mitigation mechanism. Survey and analysis shows that in 2015 the contradiction between housing in Beijing significantly alleviated the conflict, rental prices and property disputes is still the main contractor housing.
